Thoughtful management for the buildings of New York.
Block Management looks after rental, mixed-use and condominium buildings in Queens, Manhattan, Brooklyn and the Bronx. We are a small, independent firm, and we prefer it that way. It allows the people who make decisions to know each building well: its systems, its staff and the residents who call it home.
Principals who stay involved
The people who lead Block remain part of the day-to-day life of the buildings we manage. When a question calls for a decision, it reaches someone who is able to make it.
Care that looks ahead
We would rather prevent a problem than respond to one. Regular walk-throughs and a seasonal plan for each building help us notice small things while they are still small.
Reporting that is easy to follow
Each month, owners and boards receive the Block Report. It brings together cash flow, rent roll, collections and expenses in a form that is simple to read and easy to ask about.
A building is someone’s home first.
Behind every lease is a household with its own routines, its own questions and its own sense of what home should feel like. We try to make living in a Block building easy: clean common spaces, repairs handled with care, and a team that answers when you reach out. When residents feel looked after, they tend to stay, and a building with long-time neighbors is a better place for everyone.
Knowing New York City buildings.
New York buildings come with their own particular demands: boilers inspected each year, facades surveyed on a set cycle, gas lines, elevators and a long list of annual notices to residents. Each has its own agency, its own forms and its own deadline.
We keep track of these requirements for every building we manage and plan for each one well before it falls due. It is quiet, careful work, and when it is done well, owners and residents rarely have to think about it.
