Services

Management shaped around each building.

No two buildings are quite alike. Each has its own systems, its own history and its own community of residents. We begin by getting to know yours, and then plan its upkeep, finances and leasing around what it actually needs.

Rentals & mixed-use

For owners

For owners of rental and mixed-use buildings, we aim to keep apartments occupied, the property in good condition and the accounts clear and complete.

  • Leasing, tenant screening and renewals
  • Rent stabilization and DHCR registrations
  • Commercial and retail lease administration
  • Annual operating budgets and rent roll reviews
  • Insurance renewals and claims
  • Lender reporting and RPIE filings
Co-ops & condos

For boards

Board members give their own time to their buildings. We try to make that time count by preparing the numbers, keeping records in order and following through on what the board decides.

  • Monthly financial reporting for the board
  • Annual budgets and board meeting support
  • House rules and building policies
  • Annual meeting and election support
  • Communication with owners and shareholders
  • Audit and tax return support
What we do

The long view

Caring for the long life of a building.

We think past this year’s budget. Our hope is that each building is in better condition with every year we look after it.

Records

Kept complete

Plans, warranties, permits and service histories kept in order and easy to find when they are needed.

Planning

Seen in advance

Larger work anticipated years ahead, so that reserves are in place when it comes due.

Upkeep

Done early

Preventive work scheduled before problems appear, rather than after they have grown.

Relationships

Built over time

Contractors and suppliers who know the building well and stand behind their work.

Questions from owners and boards

Common questions.

A few of the things owners and board members tend to ask when they first speak with us.

What happens when a building comes to Block?

We gather the books, leases, contracts and building files from the previous manager, review any open violations and the insurance in place, and meet the staff and vendors. Each resident then receives a welcome letter and access to the resident portal.

Who will we work with day to day?

A property manager who knows your building and is your first point of contact. One of Block’s principals also stays involved and is available when a decision needs to be made.

Do you manage rent-stabilized apartments?

Yes. We keep registrations current with the state, prepare renewals in the required form and keep careful records for every regulated apartment.

What does management cost?

Fees depend on the building’s size, type and needs. After visiting the property, we prepare a proposal that sets them out clearly.
